The Proprety
South West of France is a region famous for its microclimate sunny summer weather, fertile soils, good wine and gentle people. A region where time stood still and a perfect respite for anyone wanting to get away from the hustle and bustle of the city. The imposing noblemen’s house, surrounded by a beautiful park garden, reminds of the past, and creates pleasant memories of easy holidays.
Our House
The holiday home with warm summer evenings, outdoors eating, campfire barbecues, gazing at the stars, few places are spoiled with as many stars as here. Visitors particulary enjoy conviviality moments around the pool area. A place where everyone feels at home!

Our Rooms
All the accommodations are spacious and have been provided with the necessary comfort. Some of the accommodations are equipped as family room and can welcome from 2 to 5 persons.
All rooms have king size beds and natural quality bedding linen. No detail has been overlooked and you will find each bathroom is stocked with toiletries for your use along with spa bathrobes and hairdryer.
Pool Area
The extra large pool is co- heated with solar panels. There are enough sunbeds and seating areas on different corners and sides of the pool so each lodging can enjoy sun bathing moments in absolute quietness.

The domain is entirely fenced, behind the gate with digital code is a private access road that leads you to spacious private parking spaces in the shade of the carport.

Guests can access their room through a special guests entrance at the main house so everyone can come home at whatever time it suits them.
Flat Screen TV & WIFI
French satellite dish television in the room. In the common downstairs living room you can enjoy international satellite TV so you do not need to miss on your favourite programms from BBC, TV Vlaanderen, German ZDF ARD, etc... Please apply a TV set loudness reduction in the evenings. Rooms provide in desk spaces so occassionnal office working is possible in all the rooms. Free wifi signal is boosted all over the whole property so you can easily connect your smartphones or tablets and pc's
Summerkitchen & BBQ
If you enjoy to take your lunch or dinner on the spot just like at home than you are free to prepare your meal in the summerkitchen next to the pool. The equipped kitchen under the awning of the barn, ideal for enjoying the edge of the swimming pool with the first rays of the sun & the mild temperatures. You dispose of a multifunction oven, fridge, electric cookers, charcoal grill, dishwasher and all basic kitchen utensils so you can practice yourself some local recipes and gastrology.
Private Bathroom
Every room is equipped with a private bathroom. You will find each bathroom is stocked with toiletries for your use along with plush towels, spa bathrobes and hairdryer. In the swimming season you are also provided in the bathing towels for the pool.
Laundry Service
If during a longer stay, you like to wash and refresh some of your clothes, we integrated a washing machine to the kitchen. Furthermore a drying rack with clothespins is put at your disposal. Each room is also equipped with the elementory ironing necessities.
Riverside Location
Directly situated on the borders of the river you can enjoy romatic row boat sessions. Organise a picknick or drink on the river side terrace common spot which is usually considered as the ideal cooling area during the summer heat waves.The direct river access of course also allows you to initiate or bring to perfection your skills of recreational freshwater fishing.
Family Friendly
Bring your family to build some amazing memories together. Apart from the pool you can practice petanque under the oak trees, play darts under the walnut tree, kicker as well as different board games such as chess, monopoly, ... Parents are at all times responsable for supervision of their children. Please keep in mind there is a direct river access which out of overall safety requests discipline and obedience.
In the middle of beautifull trails
Nearby different beautifull walks and bycicle trails. You're centrally situated to discover the countryside, heritage and beautiful villages, or if you fancy a romantic walk in the forest, by the water... There is something to satisfy all desires ! Lot and Garonne is considered as the delight of hikers and cyclists. There are many routes published by the departemental tourist offices! The region also has the service of "Les Raconteurs de Pays" which whom you can organise commented walks.
Free Bikes
Do you want to discover the region by bike? The Lot et Garonne department is committed to soft mobility and slow tourism. Cycle paths and greenways have therefore been built. As on old railway paths. Our property is only a few hundred meters away from the safe regional path called "Voie Verte" . We offer free use of classical bikes. Electrical bikes can be rented in the local Tourist Offices & bike shop initiatives.
Swimming Pool
Have a good time in the generously sized family swimming pool of 14X7 heated by solar panels. In order to ideally manage the watertemperature the pool is closed after evening sunset. The pool welcomes guests & owners and in order to respect everyone's privacy we can not accept third parties are being invited.
Hot Tub
Take relaxation to a new level and enjoy bathing in relaxing bubbles. When you have been hiking around there is nothing better to return home to than a warm welcoming hot tub. Relax your muscles & unwind. This has to be reserved 24h in advance and it implements a complementary fee of 10€/day.
RATES of the ROOMS
You book directly with the property owners so there are no extra's or hidden charges, such as reservation fees and commissions.
If you visit in group and wish to reserve several rooms do contact for adapted "friends" rates with equal room prices.
High season runs from 21 th of june till the 31 th of august. In high season we usually request a stay of 3 nights.
An extra person in the room is charged 30 € per night. If the person is younger than 9 the supplement is of 20€ only. For a travel cot for children up to 2 years, we charge 10€ per night. A highchair, bottle heater and changing mat are available but please inform us in advance. For a single occupation of a room there is a reduction of 10€ on the listed price.

HOUSE RULES
As we aim to ensure a pleasant stay to every visitor our house is to be completely smoke-free of traditionnal cigarettes é electonic vaping. Smoking outside is not a problem, however, we do ask to respect other guests by not smoking in their immediate proximity.
In order to maintain paradise, we embrace silence between 11pm and 7am. If you plan to visit with a young child please consider if your child will be able to integrate into this rhythm of life.
Arrivals are to be between 3.30 and 7.30pm. However, if this time plan seems impossible, we can try to organize ourselves differently. Please let us know as soon as possible. Seen we are a small scaled family initiative we request you to inform us of your approximate arrival time no later than the morning of the day of your coming.
Departures are asked at the latest at 10.30am in order to have time to deeply clean the room as well as the common areas.
Pets can't stay in the private guest areas of the "Bed and Breakfast" as the rooms are with wooden flooring So in order to guarantee everyones happiness we decided a small to medium sized pet can only be accepted in the gite "Independant" accomodation. This is possible upon prior request when booking. As we aim to assure a pleasant stay to all our visitors we can not allow pets at the pool area. When walking pets in the common garden and park you are requested to keep them on leash at all times.
Terms of Sale
The prices of B&B rooms formula include breakfast, bed linen & all towels as well as the usual taxes. During high season we prefer minimum stays of 3 nights. The longer stays do benefit of more interesting room rates. If you visit in group and wish to reserve several rooms do contact for adadpted pricing.
An extra bed is possible in the attic rooms. The Bucolique is equipped with an extra permanent one person bed. The Equestre as a suite has the possibility to exploit two sofa beds, which are ideal for youngsters till the age of 16. An extra person in the room is charged 30 € per night. With respect of privacy regular and-or daily cleanings are executed in the different areas of the property. Bed linen will be replaced at least once a week. Towels are swapped out more regurlarly.
Our structure is small so there is no childcare or supervision. Given that a river cannot be closed and that in the surrounding of a riverbank it is necessary to act responsibly we ask you supervise your children at all times.
You can arrive & depart any day of the week. The rooms are available from 3.30 p.m. and departure is before 10.30 a.m.. Seen we are a small scaled family initiative we request you to inform us of your approximate arrival time no later than the morning of day of your coming. Please be so kind, to planify your check in before 7.3O p.m.
Reservation and payment conditions
We ask for a down payment of 20% upon booking within 15 days after the reservation. The rest balance payment is requested at arrival. Reservations will be effective after the receipt of the advance and will be confirmed by email.
For technical reasons we cannot accept credit cards. Therefore we ask you to pay the rest balance in banktransfer, cash, paypal, paylib or lydia.
Cancellation policy
In the event that you need to cancel after having made a reservation and paid the 20% down payment, the following refunds apply:
• If cancelled with 60 days or more notice, your down-payment is refunded.
• If cancelled with 15 to 59 days notice, your down-payment is refunded if we can resell the specific period to a third party - if not you’re refunded 50%
• If cancelled with less than 15 days notice, your down-payment can only be refunded if we can resell the period to a third party.
• In case you must shorten your stay and you decide on an early departure, we reserve the right, to request the full amount due for the period agreed upon at the time of reservation.
In case of a car breakdown lodging cancellations are covered by most of the car insurances. For longer vacation periods it might be interesting to consider a travel and/or cancellation insurance subscription with your regular insurance agent or bankcard company. Very complete formulas are offered from as little as 10€.
During you’re stay we are not responsible for loss or damage to your belongings. Each person is responsible to cover any damages they may cause while on the property. Normal family insurance policies generally cover this.
